A syndication is a way for a group of investors to pool their money together to purchase a larger property. Passive investors are commonly referred to as limited partners (LPs) while the team managing the company is referred to as the General Partner (GP). Generally, the LPs will receive the first share of profits until an initial "Preferred Return" threshold is met, after which the GPs and LPs share in any additional profits. This is a common structure designed to align the interests of the investors and managers.

It emphasizes buying undervalued properties, implementing improvements, and capitalizing on a fast turnaround to maximize gains. Similarly, redevelopment breathes new life into existing properties by renovating or replacing them. Both approaches can create opportunities and improve communities.
